Ask people where home prices grew most over the last four years and most would guess somewhere like San Francisco. It's Rockford, Illinois.
- Neeyah expands into Pennsylvania
Pennsylvania is our 24th state.
- Where homes are still scarce
Nationally, about as many homes are for sale today as in 2019. In some of the cities where we co-own homes, it isn't close.
- $1M paid to investors
Distributions paid to investors passed $1M this quarter.
- The share price now reflects home values
As our portfolio of homes appreciates, the fund needs to account for how much it has grown. We do that through the share price, and starting this quarter we update it every quarter.
- Four years of very few home sales
Existing-home sales have been in the bottom quarter of their history for four years.
- The investor portal is live
We launched the investor portal: a short walkthrough of how the fund works, where we buy, returns and terms, and the risks, with our documents and recordings in one place and a way to book a call with Safeer.
- Session: How halal are Islamic mortgages?
Session 5 of our Halal Personal Finance Series. Shaykh Umer Khan explains why riba is prohibited, why a mortgage puts all of the risk on the homeowner, how musharakah and murabaha models differ, and what AMJA found when it reviewed the co-ownership models in the US.
- $20M invested by our community
We passed $20M in three years, all of it through word of mouth.
- 70 homes across 23 states
We're at 70 homes across 23 states, all bought with cash. In early 2025 we had 15. Almost all of it came from people telling their friends.
- Neeyah expands into South Carolina and Kentucky
South Carolina and Kentucky became our 22nd and 23rd states. By this fall, the homes we had in contract were each in a different state.
- The resident portal is live
On September 21 we launched the resident portal, where residents can log in and see their co-ownership status in one place. It's a first step, and we'll keep improving the experience for our residents.
- Neeyah in Madison
At Masjid Us Sunnah in Madison, Wisconsin, where we co-own a home.

- AMJA ruled on Neeyah's model
The Assembly of Muslim Jurists of America issued a fatwa ruling our co-ownership model permissible, not just "permissible in need". Read the fatwa.
- Neeyah in Boston
Our first visit to Boston, in February, was three talks: the future of halal finance at Andover Islamic Center, personal finance for Muslims at Malden Islamic Center, and building businesses and investment firms aligned with Islamic values at the Muslims in Business conference at Harvard Business School. In July we came back for Worcester Islamic Center and ISBCC. We co-own homes in Massachusetts.
- Investments now start earning after 45 days
We cut the time to put a new investment to work from 60 days to 45, so returns start 15 days sooner. It applies to everyone who invested in Q2 as well.
- 15 homes in one quarter
Q2 2026 was a record quarter: 15 new homes, including our first in Virginia, Oklahoma, Iowa and South Dakota. The portfolio grew 31%.
- Neeyah in Atlanta
We visited Atlanta in May, a month after our first home and first mortgage conversion in Georgia, at Masjid Furqan, The Hub and ECIC. In July we were back at GIC (Suwanee Masjid), talking about riba and what a real alternative to the mortgage looks like.
- Neeyah expands into Oklahoma, Virginia, Iowa and South Dakota
Oklahoma, Virginia, Iowa and South Dakota took us from 17 states to 21, four in one quarter. Every new state means more families with access to homeownership, and more resilience for investors.
- 50 homes
We passed 50 homes co-owned with families, with nearly 4,000 more on the waitlist.
- The Unmortgage program
More than 500 families have asked us to convert their home from a mortgage into co-ownership. We've done more than a dozen of these conversions, and we're now scheduling families for the rest of this year and 2027.
- Neeyah in Michigan
A weekend in Michigan at MCWS, Medina Labs and IAGD, on the future of Islamic finance and how families can own a home outside the mortgage system. We co-own homes in Metro Detroit and Ann Arbor.
- Neeyah expands into Ohio and Georgia
Ohio became our 16th state, and Georgia our 17th six days later. Our first family in Georgia came to us to get out of their mortgage, and now co-own their home with us instead.
- Our first resident owns their home outright
A family who spent years renting now owns their home outright, with no mortgage and no debt along the way. They're the first Neeyah resident to reach 100% ownership. A path like this, for families who didn't want to borrow to own a home, is why we started Neeyah.
- 10 straight quarterly distributions
Q4 2025 was our 10th consecutive quarterly distribution to investors since we started.

Q3 2025 was our strongest quarter yet: 11 new co-ownerships.
- Neeyah expands into Michigan, New York, Illinois and Maryland
Michigan, New York, Illinois and Maryland took us from 8 states to 12 in one quarter. Our co-owners choose the home and the community they want to live in, and they look after it. That's what lets us grow into new states without an office in each one.
- HomeReady, for families on the waitlist who want to invest
We launched HomeReady for future homeowners who are also accredited investors. Families on our waitlist face two barriers: the wait, and finding a halal, low-risk way to grow a down payment.
- Neeyah expands into Connecticut, Massachusetts and Missouri
Connecticut, Massachusetts and Missouri became our 6th, 7th and 8th states. Each new state means our investors co-own homes across more housing markets, so no single one decides how the fund does.

Two nights in the Seattle area, at MAPS Redmond and Sammamish Masjid, answering questions on halal homeownership and investing. Washington was one of our first states outside Texas.

- Our Shariah compliance letter
After reviewing our contracts and documents, Shaykh Umer Khan confirmed in writing that our co-ownership model is a Shariah-compliant alternative to an interest-based mortgage. His letter points to three things: we take no debt and don't work with Fannie Mae or Freddie Mac, we share in the gain or loss when a home sells, and we share major expenses like insurance, property tax and significant repairs. Read the letter.
- Neeyah expands into New Jersey and Washington
New Jersey and Washington became our 2nd and 3rd states, our first homes outside Texas. Instead of growing in one city, we chose to spread out early to prove co-ownership works anywhere in the country.

Our first co-owner moved into their home in Dallas–Fort Worth.
